Avenue Gardens – new build housing

These two large family homes for CityWest Homes (Westminster City Council’s ALMO for Social Housing) are slotted on to the end of a 1970s terrace on the Avenue Gardens estate, on what was previously an under-used car park. The new houses continue the staggered façade of the existing block, using the rhythm to allow them to be viewed individually rather than as a monolithic element, and complimenting both the block and the adjacent conservation area of the Queens Park estate. Yellow stock bricks and dark grey roof slates help tie in with the local vernacular.

The houses are designed to be as flexible as possible and adapt to different configurations of extended families and faith groups. They include home-working spaces and the option to reconfigure a large bedroom to create a smaller bedroom and study.

The scheme aims to provide an exemplar sustainable design within a tight budget and utilises brown roofs, thermally efficient masonry construction, large windows for natural light, PV panels on the roof and is linked to the existing district heating system.
